In short: a typical 3 to 4 kW system for a three-bedroom home costs around £7,300 installed, according to MCS installation data from February 2026. There is no VAT to pay until 31 March 2027.
Typical prices by home size
| Home | System size | Typical installed cost |
|---|---|---|
| Small house or 2-bed | 2 to 3 kW | £5,000 to £6,500 |
| 3-bed semi (most common) | 3.5 to 4.5 kW | £6,500 to £8,000 |
| 4-bed detached | 5 to 6 kW | £8,000 to £11,000 |
Ranges based on MCS data and industry price surveys from early 2026, without a battery. Adding a battery usually adds a few thousand pounds.
What pushes the price up or down
- Roof access. Scaffolding is a big part of the cost. Tall, steep or awkward roofs cost more.
- Panel and inverter choice. Premium panels and branded inverters cost more but may come with longer warranties.
- Shading. Partly shaded roofs may need optimisers or microinverters.
- Extras. A battery, bird protection, an EV charger or an energy monitor all add to the bill.
- Doing it alongside other work. If scaffolding is already up for a roof repair, solar can be cheaper to add.
Running costs
Solar panels need very little upkeep. The inverter usually needs replacing once during the panels’ life, so it is worth asking what warranty yours comes with. Some people pay for occasional cleaning, but rain does most of the work in England.
How long until they pay for themselves?
That depends on how much of the electricity you use at home, your roof, and your energy prices. For a typical three-bed home, industry estimates for 2026 put payback at roughly 10 to 13 years, with panels expected to last 25 years or more. Try our calculator for a figure based on your bill.
Do I need planning permission?
Most rooftop solar on houses in England counts as permitted development, so you do not need planning permission. The exceptions include listed buildings and some homes in conservation areas. Your installer should check this for you.
